Before giving your apartment to rent:
Advices for the landowner
A) Some advises:
1) LINEN : a very nice bed is required. You give : pilows, cover. We give : bed-sheets and towels. You can keep your bed-sheets in your apartment in a closed closet and use them when you are in the apartment.
2) KITCHEN: it needs to be as fully equiped as posible. Complete dish set, washing machine, dishwasher if posible, drier, percolator, microwave, toaster, cooking engines with their instructions booklets in french and english.
3) BATHROOM: fully equiped with shower and bath (don't forget the shower curtain)
4) GENERAL ASPECT: Make sure that your apartment is generally unreprochable,
check if needed the water infiltration, plumbing, electricity, paintings... We can also run some usefull refurbishments.
5) EQUIPEMENTS: Phone, minitel, television Phone: Keep your actual phone line at your name. Ask your Télécom agency to instal a free system called : Allofact.
Minitel: Minitel 1 is free
Television: color television with remote control.
If your building as got the "cable", we advise you to ask for a basic subscription that cost around 20 euros/month.
Other: Any other equipment would be a plus, for instance:
alarm clock, VCR, fax, internet, answering machine, sound system, hair dryer.
6) INVENTORY: In order to avoid any problem, we advise you to set an inventory that you would leave in the apartment (try to avoid fragil objects)
7) MAP: Please give us a floor map of your apartment with a good scale, indicating your furnitures in order to have it on the internet site.
8) PICTURES: Take several pictures of each room.
9) KEYS: 3 Keys (2 for the customer and 1 for us)
It could be more interesting for you to install a very safe lock that works with our pass and that we can change easily. The lock cost 250 euros plus 10 euros per extra key.
10) INTERPHONE & MAILBOX: Indicate your name on the interphone and the mailbox, keep your mailbox open to avoid yo loose the key.
Ask the post office to take care of your mailings if necessary.
11) START THE LOCATION: Leave us a clean apartment ready to live.
In order to make the customers more confortable, leave on a table the instructions booklets of any equipment.
Indicate (in French & English) important manipulations concerning the gaz, water, electricity, EDF meter, trash room...
B) Formalities :
1) FRANCE TELECOM & EDF-GDF
Ask for an automated mailed account sheet to you and to us.
We will remburse you the clients consomations while paying the rent.
2) BANK
Give us a RIB that is to know your account number.
Rents are payable each month.
3) POST OFFICE
Avoid any personal mailing to your apartment adress
4) SYNDIC
With a registred letter tell the owner's union of your bulding that Locaflat runs your apartment and that they can inform us of eventual changes and important news (code, works...).
5) DOOR KEEPER
Please let us know his name, his work hours and his phone number.
6) INSURANCE :
Total insurance is required with the condition « d'abandon de recours vis à vis du locataire : ». Ask your broker, the short term customer cannot insure himself.
7) MAINTENANCE CONTRACTS
We advise you to take a servicing contract if you have a gaz boiler and give us the way to contact your plumber; although you give us a good quality equipment.
8) USE OF YOUR APARTMENT
You can use your apartment whenever you want, and we can clean it when you leave (15 euros/hour and 15 euros to change the bed sheets).
Thanks to tell us in advance when you arrive so that we can block the reservations. If your apartment is already reserved we can also accomodate you in an other apartment that have the same rent as your.
Let us advise the customers if you just have to pass in the apartment.
9) LEASE: (2 exemplaries)
Fill the first page and sign the second twice.
10) DID YOU FORGET ANYTHING ?
Tell your friends and your family that the apartment is rented.
